The Noida Authority is set to begin land acquisition for New Noida — officially the Dadri-Noida-Ghaziabad Investment Region (DNGIR) — within the next 7-10 days, per an official statement. Four (soon five) revenue officers will survey land across the first batch of 37 villages, marking the ground-level start of a two-decade urban development plan. New Noida spans 209.11 sq km across 84 villages — 63 in Bulandshahr and 21 in Gautam Budh Nagar — notified on October 18, 2024. The first phase covers 37 of these villages (24 in Bulandshahr, 13 in Gautam Budh Nagar), including Jokhabad, Sanwali, Birondi Fauladpur, Birondi Tajpur, Kaithara, Kishanpur, Muradabad and Nawada. The Authority has fixed compensation at Rs 4,300 per sq m, matching rates set for the Noida International Airport project — a rate revised upward after Supreme Court intervention over stalled compensation disputes in parts of the region, with the Authority also approving farmer compensation on par with Yamuna Authority rates during its 222nd board meeting. Once land is acquired, the Authority will lay core infrastructure — roads, drainage, sewage, power and water lines — before demarcating and allotting industrial plots to companies and logistics firms. Nearly 40% of total land is earmarked for industry, 13% for residential development, and 18% for green and recreational space, with schools, hospitals, and a sewage treatment plant planned as essential amenities alongside sports and recreational facilities in sectors like 150. According to a real estate report, housing is planned across income categories, from Economically Weaker Sections to High Income Groups, and over 1,600 hectares have been earmarked for educational institutions. The figures, however, have not been confirmed through an official statement. Will New Noida Be Planned As Well As Noida? That’s the stated intent. The master plan designates 40% of land for industry, 13% for residential use, and 18% for green and recreational areas, with an anticipated population of around 600,000, and the project is designed specifically to relieve pressure on Noida, which has reached near-saturation. Whether execution matches Noida’s — itself an uneven track record on amenities and timelines — will depend on how consistently the four-phase rollout is funded and enforced over the next 15 years.
